Small but Mighty – Easy Home Repairs to Boost a Sale
If you’re looking to put your home on the market, it might be worth your while to think about upgrading some of the smaller aspects of your home.
Most people think they have to renovate their entire home – while this would obviously appeal to potential buyers, it might hurt your wallet. And, you know, your stress levels.
Instead of spending oodles of money on remodeling, focus on just a couple of minor improvements that end up playing a big role in the home buying process. Sales Associate with Colorado Real Estate Group in Colorado Springs, Susanna Haynie, states that “the smaller and less expensive updates in combination with good staging will have a great return.”
So there you have it – smaller is better.
Here are some of the ways you can modernize your home without breaking the bank (or your back):
Water Stains
Leftover water stains can leave a bad impression on future homebuyers. They might be fearful of potential plumbing issues and completely scrap the idea of purchasing your home.
Make sure that your previous plumbing issue is completely resolved, and look at replacing drywall – about $1.50 per square foot to repair.
Grout
Clean, fresh grout can completely transform a bathroom. Yellow or cracked grout can seem scary and dirty to homebuyers – thus turning them off from your property.
Bathroom re-grouting costs an average of $1 to $2 square foot.
Floors
The last thing a buyer wants to do is work on replacing the flooring in your home!
When refinishing hardwood floors, an owner can expect to spend $3,000 on average – which can seem a bit much. However, according to the NAR’s 2017 Remodeling Impact Report, sellers can recoup the cost at resale!
In essence, homebuyers want to see a completely updated home – and the newer you can make your home look, the better. Just know you don’t have to bring out the sledgehammer to make the sale happen.
