So, you’ve got the preapproval for your mortgage, and you have found the neighborhoods you’d like to check out – how do you prepare?

The walk-through of the home buying process comes after your preapproval and before you’ve made any offers. Your real estate agent will show you prospective houses that will give you the opportunity to visualize yourself living there.

What questions should you be asking during the walk-through? With the possibility of living in this potential home for several years, it’s important that you know which homes fit you best.

Here are some quick tips to help you get through the walk-through:

How long has the property been on the market?

According to real estate website, Clever, homes were listed on the market for an average of 68 days in 2019. Knowing how many offers the home has received may tell you what competitions you’re up against – or why the home hasn’t been bought yet.

What is the neighborhood like?

Ask about the school districts nearby. If you’re close to making an offer, it might be a good idea to drive or walk through the neighborhood at different times of the day so you have a clear idea of what the area is like.

Taxes, Utilities, Insurance Rates, and HOA Fees

Your real estate agent should have a good idea where these numbers land. Be sure you completely understand what bills and fees you might have to work with.

Recent renovations?

When you’re walking through the home, ask what has been recently updated. Look at floorboards, cracks in the foundation, or rusty water fixtures.

How old is the roof?

If the roof is more than 20 years old, it may need to be replaced soon.

What comes with the home?

Window fixtures, appliances (fridge, washer and dryer), etc. might not necessarily stay once you move in. Is this something you can work with, or something you want to negotiate?

Who will be completing the home inspection?

Usually, your agent will give you a list of names. Do your research, and pick the one that best suits your needs.

How is the commute to work?

Make sure you fully understand what the drive to work would look like.

After asking the questions, you’ll need to go with your gut – how do you feel about the home? Can you visualize yourself living here?
