Roof
The biggest, and probably the scariest, thing you’ll want to replace at some point in your homeownership life, is your roof. The average cost is about $8,000. How do you know when to replace?
Your roof typically has some sort of “life span.” Standard asphalt shingles last anywhere from 15-30 years, and a metal roof lasts anywhere from 50-75 years. Be sure to log where your roof was at when you purchased.
Gutters
Gutters might not seem that important, but if one were to break, water can deteriorate your home’s foundation and cause massive water damage. Be sure to clean your gutters twice a year – once before spring and once before winter should do the trick.

Windows
Windows might be something you think of when you’re a homeowner. After all, they’re there, in place, right? What else would you need to replace them for?
If you notice any steep changes in costs for your energy use – that’s a major sign to update your windows. Your window might be old enough to allow drafts to breeze through your home. If your home can’t open or close properly, that’s probably another sign to update.
