4 things today’s sellers should know

Selling a home is a big deal, regardless of what’s happening in the market. While 2024 should be a good year for many sellers, preparation is always key. While choosing the right agent to help you sell your home can make the process quicker, smoother and more profitable, there are plenty of other tips to know, too.

That’s why this list of nine things listing agents wish their sellers knew caught our eye. It’s a solid read for REALTORS® and soon-to-be-sellers alike, and we used it to come up with our own list of four tips for getting ready to sell.

Be honest about the negatives of your home with your agent. The REALTOR® you pick to help you sell your home is on your side, but that professional needs to know what they’re dealing with – good and bad. Even if you think a flaw will hurt your profit or threaten the sale, this person needs to know about it. Chances are it’s not as big of a deal as you think, and your agent can help ease your mind. However, if it is, the issue could cause major headaches whenever it’s discovered.

Overpricing can be bad in more ways than one. As we said, working with a good agent will help you maximize your return. However, get ready to get real regarding your listing price. Starting high may seem like a good idea – and it still is in some cases – but it can also backfire. When a home is overpriced, buyers’ agents may avoid bringing their buyers to view it, or they might use the overpriced listing as a comparison property to make another listing look like a good deal for the money.

Curb appeal and other first impressions matter. We’ll write more on making sure the exterior of your home shines as spring approaches. But buyers must always see your home at its best – inside and out. This means removing many personal items and investing in small upgrades that should pay big dividends.    

Selling a home is a team effort. Listing with an agent is often well worth it, but even the best REALTORS® need your cooperation. After all, regular wear-and-tear could be viewed as potentially expensive fixes to prospective buyers. Stay prepared to show your home at a moment’s notice, and be sure to put in the effort to keep it clean and tidy while it’s on the market.
