Are Mortgage Rates About to Shift? Why All Eyes Are on the Fed
Let’s talk about interest rates again. These are one of the biggest drivers of real estate market activity. However, due to geopolitical uncertainty, shifting consumer habits and rising costs, they’ve been especially hard to predict, including how the Federal Reserve will respond.
So why is it important to address this topic now? Well, first, the Federal Reserve has a new chair, and rates are always a big deal. What new Federal Reserve Chair Kevin Warsh will do is still up in the air, but this article puts at least one rate hike on the table for the rest of the year. It’s fair to note that there were discussions during Warsh’s first meeting about a rate increase. Still, the board chose to keep the Fed rate unchanged then, and Warsh has said very little about his specific goals, other than that he wants “to deliver price stability” and keep inflation in check.
The next Federal Reserve meeting is in mid-September. Though its rate is not the only factor determining mortgage rates, it is a major one, and industry observers expect mortgage rates to continue to climb slightly before moderating again. This article predicts that rates will continue to rise to “6.76% in three months, then moderate slowly to 6.58% in 12 months.”
By comparison, mortgage rates were at about 6.43% on July 2. The lowest rate of 2026 was just above the 6% mark back in February. That doesn’t seem like much of a difference, but for buyers, a few tenths of a percent can represent thousands of dollars in savings or increased buying power.
What’s our advice to both buyers and our fellow real estate professionals? Understand that changing rates are a big deal for everyone involved, but don’t assume a slightly higher rate is an automatic deal breaker. Here’s why:
- Sellers are dealing with the double whammy of both a slow market and the end of the traditional homebuying season.
- Less competition means more choice for buyers who have remained in a good spot to buy.
- This is a chance for our REALTORS® to shine and show their expertise in a changing market.
No matter what happens the rest of this year and beyond, your local AmeriTitle branch is here for you. There will always be real estate deals to be made – and those transactions need a title and escrow professional to get them to the finish line. Our local teams would love to be your choice!
