Here’s what a “balanced market means for buyers and sellers now
You know about buyer’s markets and seller’s markets, but you’re now hearing a new term to describe the current real estate conditions. “Balanced market” has become one of the most talked-about phrases in real estate, and here’s why. According to a survey from CNBC, 44% of real estate agents surveyed said they were seeing balanced conditions between buyers and sellers, up from 30% when the survey began in Q3 2025.
But balanced does not mean every transaction is easy or the same, that every home sells at the ideal price or buyers and sellers have identical leverage. It’s simply a way to explain that supply and demand are moving closer to equilibrium. One common way to evaluate this balance is by looking at the months of inventory in a given place. Around 4.5 to 6 months is often considered a balanced range. Nationally, existing-home inventory reached a 4.6-month supply in July, but buyers and sellers should still rely on local data – and the expertise of human real estate professionals – before making decisions.
Here are three more things to know about a balanced market:
Negotiation is back on the table. In the hottest seller’s markets, buyers often felt pressure to waive protections, move quickly and stretch beyond asking price. In slower buyer’s markets, sellers may face more aggressive requests for repairs, credits or price reductions. A more balanced environment tends to create space for thoughtful back-and-forth.
For our buyers, that may mean more time to complete inspections, compare financing options and make informed decisions. For sellers, it does not mean demand has disappeared. Well-priced, well-prepared homes can still stand out, especially in areas where inventory remains limited. (For fall curb appeal tips, click here.)
Preparation matters at every step of the transaction. Buyers still need to understand their budget, secure financing early and be ready when the right property becomes available. Sellers should price strategically from the beginning, prepare the home carefully and remain realistic about timing, concessions and buyer expectations.
This is also where the right team makes a difference. Real estate agents, lenders, escrow professionals and title experts each play an important role in helping a transaction move forward smoothly. AmeriTitle is proud to support buyers, sellers and real estate professionals across Washington, Oregon and Idaho with knowledgeable service, local experience and a commitment to clear communication from contract to closing.
Your local market may not be as balanced as others. A national headline can be helpful context, but it cannot tell the whole story for the markets we serve. Even within the same city, entry-level homes, luxury properties, rural acreage and new construction can each behave differently. That is why local guidance matters. Buyers should look closely at how quickly comparable homes are selling, how many offers similar properties are receiving and whether sellers are offering concessions. Sellers should review current comparable sales, active competition and buyer activity nearby—not just broad national trends
Whether the market is shifting in your community or holding steady, preparation, local insight and trusted partners remain paramount. If you are planning a move or supporting clients through one, your local AmeriTitle branch is here to help make the closing experience as smooth as possible for all involved.
